Albion Road Resource Centre

Albion Road Resource Centre required a full upgrade of its heating and domestic hot water systems to improve efficiency and overall plant performance. The existing system utilised noncondensing boilers and a noncondensing water heater, which operated at significantly lower efficiencies than modern condensing equipment.

As the building operates seven days per week and remained fully occupied during the works, maintaining heating and hot water throughout the project was essential.

To ensure uninterrupted service, a temporary external boiler plant was installed to provide heating and hot water while the existing system was removed and replaced. Careful planning allowed the final system changeover to be completed with minimal disruption to building users.

The new installation includes high efficiency condensing boilers, a condensing gas fired water heater and a Building Energy Management System (BEMS) with weather compensation. This allows the heating system to automatically adjust temperatures based on external conditions, improving efficiency and reducing energy consumption. Air and dirt separation was also installed to protect the heating system and improve long-term reliability.

The upgraded system now operates at efficiencies of up to 96%, delivering an estimated 25– 30% reduction in gas consumption, alongside lower carbon emissions and improved long-term performance.
